But renters are still paying more than in pre-pandemic times. December’s median asking rent clocked in at $1,713, or 22% higher than the same month in 2019.
A survey conducted by Rent.com showed the median U.S. rent cost in November 2023 was $1,967 monthly.
Asking rents have dropped nearly across the board: Studios are down 1.9% year over year, one-bedrooms down 2.3%, and two-bedrooms down 1.7%, according to the Realtor.com May 2025 Rental Report.
The median U.S. asking rent in July is only $16 below the record high set in August 2022, according to Redfin, with the average rent being $2,038.
The median asking rent for three-bedroom single-family rentals surged to $1,848, up $128, or 7.4%, from December 2022 to January 2023, according to an analysis by Dwellsy.
